Rent agreement format (leave and licence, 11 months, residential)
A rent agreement or leave and licence for a house or flat for 11 months, with rent, deposit, increase, lock in, notice, repairs, police verification and the state's stamp and registration rules.
What it is for
Use it to let a flat, house or room for living. Choose Rent (tenancy) or Leave and licence (permission to use the premises): the words change throughout. Many states ask for a leave and licence for short stays; ask your advocate which suits you. Add the state and city to get the stamp law, registration rule and rent law.
Who signs
The landlord and the tenant sign every page and the last page. Two witnesses sign with their father's name and address.
Licences that need this format
Attach these
- ID and address proof and PAN of the landlord and the tenant
- Copy of the landlord's title document and latest property tax receipt
- Photographs of the rooms and a list of fittings
- Police verification form of the tenant where your state asks for it
- Two witnesses with ID proof
Stamp duty and registration
The stamp duty depends on your state, the rent, the deposit and the term. Choose your state above and use the stamp duty calculators for official rates. This format writes no amount.
Stamp duty depends on your state and on the document. We do not show an amount here, because it changes and differs by state. Check it on the official portal of your state's registration department. Portals we found on government sites (checked 21 Oct 2026):
For any other state, check stamp duty with your state's registration department.
Fill it in, then download
Fill in the form. The document on the right changes as you type. Download it as Word or PDF, print it, or copy the text. Nothing is sent anywhere.
Ready-to-use template based on current law. For property sale, partnership or high-value agreements, get it checked by an advocate before signing.

Common mistakes
- Signing before the stamp paper is bought or before the registration slot.
- Names or spellings that do not match the ID.
- Leaving any blank line or a missing witness address.
